Credit Score vs Fico Score
Think of "credit score" as a generic term that is used to refer to the numeric value given to your credit history. Most scores provided by the 3 credit bureaus are produced from software developed by FICO in addition to their own proprietary formulas. Since we cannot see each company's exact formula, it's hard to pinpoint the specific differences. However you will notice that you have a different score with each of the 3 companies. The score provided by FICO is not only the basis used for calculating credit scores by the 3 major credit bureaus it is a single formula that is more comprehensive. Creditors and lenders use the credit score from the company they have a business relationship with. It could be a credit bureau's credit score, the FICO score, or the lender's own credit score. The only way to find out is to have your lender tell you (some will not). Since the selling office pays my fee/commission, the services that I provide as a Realtor are FREE to you as a buyer! Most importantly as a Realtor I am able to provide you with up to date accurate information that cannot be provided by sites like Zillow.com when assessing the current market value of a home. Furthermore it is a myth to automatically believe that you will get a better deal on a property if you do not use a Realtor or if you simply call the agent listed on the For Sale sign. Buying New Construction
The salesperson for the builder is working in the best interest of the builder. At no cost to you I can work for you and your interests. There is no discount for not utilizing a Realtor when purchasing a new home. Besides reviewing terms and conditions of the sale I will negotiate the best offer on your behalf. I am also tasked with checking on the progress in person at the site of your future home along with consistently contacting the builder throughout the construction process to ensure that any mistakes are corrected in a timely manner so that everything stays on schedule. If you do not wish to wait 5 or 6 months for your home to be built but still want a new construction property, I am able to show you spec homes that have been completed but were not sold upon completion.
